Homes for sale?

when looking for homes what does it mean when a property has contingent with no kickout, property available, but has a ratified contract with a pending contingency none of the pending contingencies include a kickout clauseHomes for sale?
There can be cases where a buyer can sign a contract to buy a house contingent on the buyer's house selling (so they have the money to buy the other ones).





I believe contingent with no kickout means that the offer is not allowing you to place that contingency on it. In other words, the seller is having enough trouble selling their house (in this market) - the last thing they want to do is sit around and wait for your house to sell.





Sometimes they'll make it that they accept that arrangement but still be allowed to take other offers, so your offer stands, but if someone comes in after you with cash or is otherwise ready to go, your offer gets trumped.
