    Advertise in newspapers and flyers to businesses. Selling a home yourself can be very expensive. Many people do not realize that the money the broker makes off your house, much of it goes to advertising and the cost of doing business (phone calls to prospective buyers, lots of computer work and contacts, ads in papers and online and more) There bottom line is much smaller than people realize.


    The listing agent gets one portion, his broker another portion and the selling agent gets part and the selling broker gets part. And many agents also pay a monthly fee for doing business with a broker (to use the phone, desk, printer, computer, copier, stamps and such).

    The existence of a meth lab is a required disclosure by the seller IF the seller was aware of it. Of course, the only way the seller would probably be aware is if the meth lab was busted by the law and the operators arrested.

    State laws vary about what a Realtor must disclose for a ';stigmatized'; property where a crime has occured. I believe almost every state now requires a seller to disclose if they were aware of there ever having been a meth-lab on the property due to potential health hazards.
    go to the police department , tell them you might buy this house, give the address, and ask about the illegal activity, ask neighbors. ask the realtor, they must tell what they know, or get sued later on. this has to be of public knowledge. my brother asked if anyone died in the house before he bought his. one of the neighbors told him there was a murder. the realtor has to tell you about things like that, but not a natural death. here in southern california, if the home has been used to sell, or make drugs, the owner loses it to the state, or city one. the house then is auctioned off, and fixed up to live in, or to be re-sold. ask how many owners for the property, ask this owner or realtor how long they have had it.

    The day you list your home, as in MLS listing, is completely irrelevant. Advertising can be another story. If you're advertising in a newspaper, Sunday by far, gets the most readers.What is the best day of the week to list your home for sale?
    There really isn't one day better than the other. When new listings appear, the agents usually caravan to the listings to see where they are located, what condition are they in, do they have any buyers that may be interested,etc. If there is a lockbox used on the property the agents will have access to take a look inside before they take their buyers to the property. Once they make their decision, they will call the listing agent to set up an appointment so that they may show the property.





    The Listing Agent should also hold Open Houses, usually on a Sunday, although it can be the entire weekend. Sellers are usually not present as this will not help the sale. What you need to do is request that anyone showing your property leave their business card so that your agent call follow up the next day to hear either the agents comments or their clients comments. This lets you know as the seller if you have priced it right, if there was something overlooked, etc.
    Well, seeing that it will be on the market for six months without a single nibble it really doesn't matter any more. After a few months nobody will remember the day it was first listed.





    You might want to list it near the beginning of the week so real estate agents can go on their tours during the week and see the property, and so be ready for the teeming hordes of wannabee buyers who come out on the weekend clamoring for new homes right and left.
    Advertise it on Sunday, any day is no difference.





    If you are not in a hurry, the best time to sell the house is March, April, May, till June. This months are good to sell the house because of the nice weather not to cold and not too hot. Flowers should start to bloom.

People on this month are irritable, kids don't want to participate on house hunting and they are mesirable which makes parents mesirable as well and always in a hurry.

    I'm trying to find true comps for some kind of measure, but the fact of the matter is that NOTHING has sold in the last 6 months that could be considered a comp. They've been for sale that long, or longer, but nothing has sold. When I bought my first house in 1995, the realtor told me that a house on the market over 120 days meant something was wrong with it. Probably the price. Does that mean that virtually all homes are overpriced right now, and the market is in the process of correcting? Do I just forget about buying right now, or make a real low offer and see what happens. I wouldn't pay full price for a home right now, even if it were perfect.How far below asking price should I offer on a home for sale right now in the Denver area?
    I would make a low offer.. you have nothing to lose and the realtor HAS to submit your offer. If they give you crap.. give it right back and tell them they have to submit your offer..





    You could always go directly to the owners by looking up who owns the property at the recorders office.

    How to value a property during market downturn?





    Housing market continues to slump. Now we can calculate true value of a property easily. As price decline, we don't need to guess and factor in the potential price appreciation while calculating home value. Without the guesswork, figures are more accurate.





    Let's use following example:





    Today, a typical 15 years old, two bedrooms condo/townhouse is priced around $500,000 and $550,000 in Sunnyvale, California. Rent for similar condo/townhouse is $2000/month.





    If you are a home owner, $2,000/month in rent means $20,000 a year in profit ($24,000 per year in rent, minus $4,000 maintenance costs). A $20,000 income is equilevant of owning $400,000 bonds or CDs, because current yield of 30 Years U.S. treasuries are 5% (5% of $400,000 is $20,000). Bank CDs have similiar yields.





    In our example, the two bedrooms condo/townhouse is 20% to 25% overpriced. They should be priced at $400,000.





    It is interesting to note that if we redo the calculation from buyer's perspective instead of seller's perspective, the figures are even more shocking.





    Mortgage payment consists of two parts: mortgage interests and mortgage principal. The interests portion is similar to rent. If you pay interest, it disappears and doesn't add equity to the property. To fully simulate characteristics of renting, we assume buyer will apply for a zero down, interest-only loan.





    It turns out that rent of $2000/month is equivelant to mortgage payment of a $340,000 loan at 7.0% APR. And comparing $340,000 loan to $500,000 or $550,000 price tag, from buyer's view, the two bedrooms condo/townhouse is 30% to 35% overpriced.





    One may ask, why is there a discrepancy between two perspectives of the buyer and owner?





    The discrepancy is a result of 2% differences in interest rate that buyer borrow comparing to yields of bonds and CDs that owners would get. We understand that buyer would always pay more. That is the premium of buying to own. However, looking from home owner's perspective, current housing market is probably 20% to 25% overpriced. We recommand investors to wait for a better entry point.

    It's a buyers market now, so you have more leverage and options when purchasing a house. If nothing has sold in the past six months and there are alot of active listing use the active listings as comps. What are people offering for their home, is it less than the house you want to buy? If nothing is selling that could likely mean people are asking too much. Throw a low ball offer out there the worst they could do is refuse the offer or counter offer. If they are smart and have a smart realtor they will consider every offer they get because I'm sure they aren't getting any.
    5% OF THE ASKING PRICE
    Usually a seller will accept an offer 10% less than the asking price give or take a little... Using this as a guide line, make an offer about 12-15% less than asking and negotiate up... It is a buyers market, don't be afraid to get crazy however, throw a low ball offer out, you might be surprised and they might start negotiating off of that low price and you could end up saving thousands. If the house has been on the market for awhile with very few hits the seller might be entertaining ANY offers. In today's market you cant really worry bout comps, there has been such huge fluctuations over the past 12 months, even if they are used they could be off 10's of thousands of dollars. Look at the house and ask yourself what YOU think it is worth and are willing to pay for it. After all you are the one that will be living there paying the mortgage for the next 30 years :)

    I have been in the process of staging my home, and I get that storing cereal boxes and other foods above your refrigerator can be considered unsightly and is a staging no-no.     The answer from ';I buy and sell houses'; is correct. You don't want to draw attention to the refrigerator. Although they're useful, it's not what you want your potential buyers focusing on. You want them to focus on the best parts of your kitchen, whatever they may be. That's the key to staging, you have to highlight the best features and play down the worst.





    The refrigerator won't look bare to the people viewing your home as they haven't seen it any other way. You're used to having boxes up there so to you, it looks empty. It's just not what you're used to seeing so it seems obvious to you. To your potential buyers, it will just seem open and clean. A plant or some flowers would be better suited for your dining room table, or even an entry table.





    One thing I want to point out from the other answer, only have your table set with plates and glasses IF you have attractive dinnerware that doesn't look ';used and abused';. You want to give the best impression and don't want strangers looking at your scratched or chipped plates. If you have a nice set then by all means have them on the table!





    The point of staging is to make it appear open, fresh, and clean and like it could easily be their home.





    Some basic tips:


    - Take all family pictures down - you want them picturing their family in the house, not yours. Keep the frames up if you want, but put a simple photo inside of something non specific.





    - De-clutter EVERYTHING. Surfaces look much better mostly clear with one little touch then they do covered with decorations. You want to give the impression there is plenty of space to be had in this house.





    - Don't leave too many small kitchen appliances on your kitchen counters. Put them all away except one so the counters look spacious.





    - Pick up anything off the floor, especially clothes and random items.





    - Try to organize the closets as much as possible so they seem bigger as well as the kitchen cabinets. Buyers usually open at least one and you don鈥檛 want them to think they鈥檙e too small and won鈥檛 hold much.





    - Clean all the windows and keep the curtains pulled back so plenty of natural light can come in. Buyers like bright houses.





    - Use something to make your home smell fresh but don't use anything with too much fragrance as different smells are offensive to different people. Just pick something that has a clean/fresh scent.





    - Don't forget to put personal items in the bathroom away. Buyers don't like seeing someone else's toothbrush or bath sponge when shopping for a house.





    - Do whatever you can to help all rooms not feel so ';full';. If buyers see that you're running out of space and the rooms or whole house seem packed, then they will think they will have the same problem. Buyers like space and more space!

    What you want to do is draw attention away from the refrigerator, not toward it. To use a rough analogy, imagine a tall man and several short men. The tall man worries that he looks too tall. You wouldn't advise him to wear a stovepipe hat, would you? Instead, you'd want to even out the height as much as possible and draw attention away from him.





    Same with the refrigerator. Set up your fruit bowl or flower basket(s) elsewhere in the kitchen. If it's an eat-in kitchen, make sure the table is set with plates and silverware. If there's a window in the kitchen with any sort of view, draw attention to the window and view--make sure the window coverings are nice, and drawn back to show the view.





    You want to ';hide the refrigerator in plain sight.'; Draw the attention away from it, not to it.

    I think you may want to call your agent and see if your listing has expired. There are a lot of agents who call ';expired'; listings as a means of getting new clients.     do you mean that agents are calling your agent because their clients want to buy it? In San Antonio we have a good market, If I see a home and my clients don't want it the only reason we would go back after a couple of months would be if the price on the home dropped, I would make sure your agent didn't do that without your permission, it's illegal. It's odd for you to get dozens of call like that after no activity.





    If you mean agents are calling you to list your home, then your listing probably expired and your agent should have told you this. if this is the case get a new agent, cause this one isn't doing his job.
    An agent SHOULD NOT be call an active listing. It sounds like the list has expired in the MRIS/MLS system used by reatlors. In other words, your house is not longer showing as for sale in the computer and you are now fair game.





    If this is the case, get a new agent since the old one didn't pay attention to the BIG detail.
    Humm, I would tred carefully. There must be some reason why all these agents are calling. Check your local papers on the internet and do a real estate search in your area to see if someone is looking for properties in your area.     You have a couple of questions before you do this transaction. What do you plan to do with the home you are currently residing in? Will it turn into a rental or will the property you are purchasing be a rental.





    It would be better if your current place become a rental, therefore you will need a rental contract from the person that will be renting from you.





    Are you planning to sell your current home?





    You have to enter into a contract with your friends so you both will know what you are suppose to do and when to do it.





    Listed below are a few things you will need to include in your contract. You might decide to add a few things





    #1 Down payment if any(Will the seller carry back any of the mortgage?)





    #2 Amount of mortgage that will be required to close the transaction





    #3 Who will pay closing cost to close the transaction (Will each person pay their own closing cost?) (Will the seller pay closing cost?) Someone has to decide and put it into the contract





    #4 When do you hope to close the transaction.(A possible date of closing, It will not close on this date anyway, but a date about 45-60 days from the date of the contract and that it might close early)





    #5 Who will pay for the appraisal, Inspection and other fees that might need to be paid.





    These thing should be specified in a purchase contract between you and the seller. You don't need anything fancy, you should be able to find a real estate purchase contract at a stationary store or perhaps Staples or Office Depot.

    Now select the mortgage that you feel more comfortable with and best fit our financial situation. Keep in mind that if you select an adjustable rate mortgage that the interest will eventual go up causing your monthly mortgage to go up.     Tell your mortgage broker to make sure you know of any changes to your mortgage because if the loan docs are not exactly as discussed you will not be signing them.





    Once you have decided on a mortgage that best suit you, shortly mortgage loan docs will be made available for you to sign. Make sure they say exactly what you and your mortgage broker discussed.





    If they are not please don't sign the docs. Call your mortgage broker and find out the reason. If there is no good reason tell the mortgage broker that when the loan docs match what you discussed you will be prepared to sign the loan docs.

    The escrow closing agent will use your contract to make up the escrow documents for you to sign. There are times when the escrow closing agent and the title company are one in the same.





    If you are in a state where the closing agent is an attorney this is the only time that you really need an attorney and that is to assist you in the closing.





    Who ever you use as a closing agent will make sure that you observe any real estate laws in your state.

But the purchase is like any other done with your agents in the past, you agree on terms, bind it contrctually, inspect, hire escrow/tiltle which is often done by lender, then close. The key things you need to be concerned with are the contract and inspections. The contract should give you the right to do inspections and negotiate any issues found. You would likely be wise to hire an attorney or a fee for service real estate agent/broker to handle the contracts. Look for C-CREC designaion agents. They will make sure everything is up and up. It is always tricky and dicey dealing with friends so professional assistance is a good thing.
    You mutually agree on an escrow service and go through them, or if you are financing, you can go through your bank escrow department. They will handle everything for a nominal fee.
    I am a real estate investor who has brought and sold homes in many states, and what I know is that it can be different from state to state.





    You need to know what are the legal requirement for your state. States like New York require both parties to have lawyers of their own. Other states you don't need a lawyer.





    I always check with a pro when working in a new state and I go to the state's web site and read the pages for a new home buyers, almost every state have such pages.





    If you and your friend are willing and able, check out about doing a Quitclaim Deed. You will need a lawyer to write one for you.





    I have used Quitclaim Deed to transfer the title to me and then when to the bank and got a home equity loan to pay for the home.

    There are books and websites on buying your own home that will give you an overviews, but you'll need to find one specific to California to make sure you have the right forms and right process to follow.

    You can still use a Realtor on a FSBO. He/she'd handle the forms for you, and help coordinate inspections, closing, etc , but you would have to pay a fee or commission for it [usually about 2-3% of the sale price, but it can vary].





    A real estate lawyer could also provide you with the forms and prepare them for you, but would also charge for that.





    There are books and websites on buying your own home that will give you an overviews, but you'll need to find one specific to California to make sure you have the right forms and right process to follow.

    With brick, it is low maintenance, the kids can hit it with a baseball and not hurt it. Unless you paint it (a chore in itself) you are stuck with the color.





    There are different kinds of siding, vinyl is very popular. My house has wood siding, which is going to replaced because it is a pain. There are some new siding options out in the marketplace too. Of course there is some asbestos siding still on some houses, so not all siding is created equal.I seen a lot of homes for sale in the TX area but.....?
    brick does not require painting. I know of no plus for avoiding brick except maybe it would be cheaper to go with siding.

    I live in florida kissimmee my question is why is there so many homes for sale?

    People can't afford to move here due to the tax structure. If they buy a home, the tax rate will be way more than what the curren owner is paying. Also insurance is sky high. People can afford the base mortgage and interest, but when you add in taxes and property insurance, it goes over people's budgets.





    I think there are 5 or 6 homes on my street for sale right now. (and it's not a very big street) .Plus I think some of these people are on drugs because they prices they are asking for these homes are insane. Our house is barely worth what we paid for it. I can't imagine anyone being stupid enough to pay twice that for similar homes on this street. The real estate market is in a real slump right now in Florida.     How do you find forclosed homes for sale?

    There are several goverment and lender's web sites where you can pick those properties up. Most Realtors have access to bank foreclosures as well.


    Some Bank Foreclosures are NOT good ';deals'; Depends on how much is owed on the property and how much the Bank is willing to loose, some of those properties, even being in bank foreclosure are still above current Market Value. And unfortunatly some bankforeclosures are in a pretty bad shape. Also most Bank Foreclosures are listed with a Realtor and will show up in the MLS and/or the open market.


    My suggestion would be find a Realtor or do it on you own Make a list about what kind of home you are looking for, like age, pool, location, price, SF, ....... Then go and see what is available in your price range, look at the homes. Regardless if they are in foreclosure or not.


    Sometimes you will see that the foreclosure home is really not the best ';deal'; available and you find a home (not in foreclosure) is the better value for the same or less purchase price.How do you find forclosed homes for sale?

    I use a title company (Old Republic - but any will do) and I get a list emailed to me daily - for free. Try calling on the phone to a Chicago Title and ask for a Title sales rep. Tell them that you're looking to get a list of foreclosures, notices of default, and trustee's sales. They'll usually ask you to send an email to one of their assistants and you'll start getting them emailed to you the very next day.
    This question has been asked 10,000 times here and answered 20,000 times, try reading some of the answers and stop asking the same dam question

    Depending on whether or not you are the Realtor, Builder or Owner may dictate how you advertise. Sites like Trulia and Realtor.com require you to be licensed to sell real estate and possibly a member of the MLS.





    If you're not licensed, or if you're the owner of the property and selling it FSBO, you have plenty of options. First, as I mentioned in an article entitled 10 Things Any Home Seller Can Do To Outmarket Average Realtors for Under $100, you need to use a syndication to get the most exposure for your new home(s). vFlyer.com, Postlets.com and ClassifiedFlyerAds.com are all good ones. They will distribute your ad to the top real estate marketplaces like HotPads, Oodle, Trulia (if you're on the MLS), Zillow, and a million other sites nobody has ever heard of.





    I know ClassifiedFlyerAds syndicates listings to Yahoo Real Estate for free. These fliers can and do rank in Google search results, which can be awesome if someone Googles your primary keywords. Plus, their services are free or minimal in cost. I just paid for a premium Postlets.com listing and it was $5. It's showing up for my primary search keyword phrase one day later.





    Marketplace sites like craigslist, Kijiji, Backpage, LiveDeal, GumTree and others can be great venues but you have to manually post your listing there. The nice thing is, the syndication services will give you the code you need to simply paste your ad into these marketplace sites, making it very simple.





    Also, sites like Google Base, (base.google.com) are often fed by syndication sites, but I've never seen any of my listings show up in search results unless I manually post it to base.google.com. FSBO's should always manually post there and Zillow.com in my opinion.





    New homes are a different animal than pre-owned homes but one difference I've experienced is that marketing new homes on eBay is a waste of money.





    Finally, if you're marketing new homes and you aren't using Google Adwords for advertising, you may be missing some big opportunities. With a new home you're selling the community as much, if not more, than you're selling the home itself and that can really lend itself to pay-per-click advertising.





    Depending on the community, the demographic of your home buyers, etc. there are a lot of possibilities for you. Write me if you want any more info.

    I lived in SLC for 17 years. In my opinion, steer clear of Magna and anything on the northwest side of the city. Anything on the east side of I-15 is more desirable in general, but the southwest side is good too (South Jordan, West Jordan, even Herriman is booming now.)





    I'm with RE/MAX and you can search on www.remax.com to find homes that are listed with any company, not just ours, but I have to say the search engine is pretty limited.

    You can find them at any local real estate brokerage. Nearly all lenders use real estate brokerages to dispose of properties of which they have taken ownership through foreclosure.
    Most local newspapers will file forclosure notices at the beginning of their classified section. These will tell you who is losing their home to the banks/mortgage companies, where the home is (Usually not a physical address, but a lot description), and when it is being sold.





    Beware, however, you must pay the full amount quickly, and depending on the state, the original owner/purchaser has up to 6 months to redeem the property, if they reside in it, or 30 days if they do not.





    If they manage to redeem it (Which most, unfortunately, do not), you will get your money back + interest... usually.

    Since you are buying it does not really matter if dogs were there before. You just need a bog yard and strong fence. But you can build the fence yourself, so even that is not a criteria.
