How to buy a home for sale by owner in california with no agent?

We are looking into buying a home/land from another couple that has it for sale by owner. We are fine with that but want to know what things to cover and what forms to use in the transaction? Any idea where to get the correct forms or a list of what to be sure to do?How to buy a home for sale by owner in california with no agent?
Go to the bank, they will walk you thru it.. Realtors don't want you to know this. but Banks help people buy houses. My friend hates to get the agent trying to tell the buyers how to get financing, and often will try to get commish from mortgage brokers they direct customers to.How to buy a home for sale by owner in california with no agent?
You can still use a Realtor on a FSBO. He/she'd handle the forms for you, and help coordinate inspections, closing, etc , but you would have to pay a fee or commission for it [usually about 2-3% of the sale price, but it can vary].

A real estate lawyer could also provide you with the forms and prepare them for you, but would also charge for that.

There are books and websites on buying your own home that will give you an overviews, but you'll need to find one specific to California to make sure you have the right forms and right process to follow.

Good luck, and I wish I could be more helpful.
Sure a realtor. It's not so easy is it?
Uhhh.... Now is NOT the time for amateurs. You can have an agent represent you and either get the owners to agree to pay the agent, split the commission or you pay. Either way it is WORTH it. Why have to scramble for the forms, the correct procedures and still not know the whole process.....

you could avoid alot of mistakes by paying for a professional's help - get a referral of a Realtor in your area. It is not as easy as it looks and a good Realtor makes it look easy!
i believe you can have your own agent in the buying process to help you out. of course it will cost you.
go talk to a lawyer.
